How we count, and why it differs from every other estimate
Most tools quote an occupancy percentage. Fifty percent sounds precise and means one hundred and eighty-two sold nights, which almost no top-end home in a seasonal market reaches. We count the nights a home really sells, then multiply by the rate. It is the only method that survives a seasonal market.
